We have a few standard requirements in place to help create a safe and smooth experience for everyone at Sparkle House.
- Applicants may be asked to complete our standard screening process, which may include identity verification, rental history, income verification, references, and other lawful screening steps consistent with California law.
- We use Apartments.com for applications, lease signing, house rules, and rent payments. The application screening fee is $29 and non-refundable.
- Applicants are generally expected to demonstrate gross monthly income of approximately 3x the monthly rent and a credit score of 620 or higher, with all applications reviewed using standard criteria and in accordance with applicable California law.
- For applicants using a housing voucher or other rental assistance, any income standard will be applied consistent with California source-of-income protections.
- Before move-in, tenants must obtain renter’s insurance, sign the lease, and provide any required deposit amount as set forth in the lease.
- For furnished rentals, any applicable move-in, cleaning, or pet-related terms will be provided in writing before signing.
- All residents are expected to follow house rules, including keeping community spaces clear of personal storage and using shared areas respectfully.
- Security deposit for Molly’s place is $1,500 and for JJ’s place the equivalent of one month’s rent.
- Pets are allowed on a case-by-case basis. Approved pets may use community spaces when supervised and, where appropriate, leashed.
Cancellation/ Move Out Policy
- For furnished mid-term units, move-out requires 30 days’ notice.
- To break a long term lease, generally, we require 60 days’ written notice and one month’s rent as an early termination fee — which may be reduced or waived if the unit is successfully re-rented within a reasonable timeframe.
Parking
Each unit includes 1 car assigned parking. Additional on-site parking is possible at at a negotiated rate.
