We have a few requirements in place to help keep our guests safe and happy. To stay at Sparkle House, guests must:
- Participate in a private background check (if there are discrepancies, we may ask for a co-signer, extra security deposit, upfront payment, financial statements, or proof of income)
- Submit 2 references (one that confirms employment and one from a previous landlord)
- Set up an account on apartments.com, which will be used to collect an application form, house a digitally-signed lease document, store the house rules document, and facilitate payments.
- Secure a basic rental insurance policy, which is usually about $20/month (one we recommend is Lemonade)
- Secure the reservation with a $1,500 refundable deposit (see below for cancellation policy)
- Pay an up-front cleaning fee of $200, and an extra $200 if pets are included
Reservation Cancellation Policy
To secure your reservation before you move in, we collect a signed lease and a refundable security deposit of $1,500 to both hold your reservation and to cover any damages or repairs upon departure. Should you need to cancel your reservation before you move in, we offer the following:
- Full refund of security deposit within 45 days
- 50% refund of security deposit within 30 days
- No refund of security deposit for 29 days or less
Lease Cancellation And Extension Policy
- Guests may cancel their lease with 30 days’ notice.
- Extensions should be requested 30 days in advance of the agreed move-out date. Keep in mind, that without a lease extension request, we will begin to market the unit 30 days before departure date.
Long Term Leases
Long term rentals will be considered on a case-by-case basis, and will be subject to more traditional terms, such as first/ last month deposit, security deposit, furniture moving and storage (if necessary), and tenant payment of utilities.
Parking
Each unit includes 1 car assigned parking. Additional on-site parking is possible at the rate of $25- $50 a month, depending on location. There is also parking on the street.
